The showing went well. Then comes Tuesday

The showing ended at 6:40. The client stood by the window, asked about the neighbours and the parking, said the place was good. It went well, and that is exactly why you are going to forget about him.

Tuesday

The showing was on Thursday. Friday morning brings three new enquiries, a meeting at the bank and an owner who has changed his mind about the price. Then Saturday. Then Sunday.

On Tuesday you remember the client from Thursday, and realise that writing now feels awkward.

The follow-up does go out eventually. But it reads differently: not a continuation of the conversation, an attempt to catch up. In those four days the client has seen two more properties, and yours has quietly become the third.

The best moment was that same evening. He still had the view from the window in his head and was working out whether the second bedroom was big enough for a child. By Tuesday he is doing that arithmetic about a different flat.

Memory

The usual answer to this is be more attentive. It does not work. Attention runs out somewhere around the fourth showing of the day, and no amount of discipline brings it back.

A process that rests on one person's memory breaks in a predictable way. Not always, only in the busiest weeks. Which is exactly when there are the most leads to lose.

This is not about weak agents. The opposite: the stronger the agent, the more meetings, and the longer the tail of unwritten messages behind them.

A deal rarely dies at the showing. It dies in the silence that comes after it.

A task instead of a memory

Honestly: the system will not make your follow-up good. It creates the task, reminds you and shows the date. Writing to a person in a way that keeps the conversation alive is still your job.
